Why the Facade Contractor Decision Is High Stakes

10-Point Evaluation Checklist
Run through this before signing anything:
- 1.Portfolio of Completed Projects — Ask for 5+ completed projects with photographs and client references. Then visit at least one site in person. Photos can hide poor detailing; a site visit cannot.
- 2.In-House Engineering Team — A real facade contractor has structural engineers who produce shop drawings and wind load calculations. If they say 'we use the architect's drawings' — that's a red flag.
- 3.Factory Visit — Visit their fabrication workshop. Check CNC machine quality, how finished panels are stored, and whether there's a documented QC process.
- 4.Material Sourcing — Ask specifically: which aluminium brand, which silicone brand, which glass manufacturer? Premium means Hindalco/Jindal aluminium, Dow Corning or Sika structural silicone, Saint-Gobain or AGC glass.
- 5.Insurance & Safety Record — Verify ESIC coverage for workers and ask for their safety incident record.
- 6.Warranty Terms in Writing — A 5-year contractor workmanship warranty is standard. Structural silicone sealant carries 20–25 year material service ratings. Get this in the contract.
- 7.AMC Capability — If they won't maintain their own work post-handover, that tells you something about their confidence in it.
- 8.Financial Stability — Check GST registration, company incorporation date. Avoid any contractor demanding 80%+ advance — it often means cash flow problems.
- 9.Timeline with Milestones — Ask for a Gantt chart with specific milestones. Vague timelines produce vague results.
- 10.Communication Protocol — How do they report progress? Weekly photos, milestone reports? A contractor who goes silent after mobilisation has problems they're hiding.
The Question That Separates Good Contractors from Great Ones
Ask them: 'Tell me about a project that went wrong and how you resolved it.' Every experienced contractor has war stories. How they handled adversity — leakage, schedule overrun, material defect — tells you more about their character than any portfolio. A contractor who says everything always goes smoothly is either inexperienced or dishonest.
